Legal notice
The service verapi.se – VERA PI, Property Intelligence – is provided by:
VERA PI Technologies · a VOR Media Technologies company · 470 Promenade des Anglais · 06200 Nice · France
Contact: hej@verapi.se.
The website runs on Cloudflare's servers (Cloudflare, Inc., USA). Metro Mode (metromode.se) provides the editorial guides shown on some pages; VERA PI provides the data, the maps and the analysis.
Privacy policy
This policy describes how VERA PI Technologies processes personal data when you use verapi.se. The data controller is VERA PI Technologies, a VOR Media Technologies company, 470 Promenade des Anglais, 06200 Nice, France. Send questions about your data to hej@verapi.se.
Data about homes and buildings
The pages about buildings, streets and areas are built on public data and VERA PI's own computations. We never show who owns or lives in a building, and never the names of individual estate agents or sellers – only the agency's name. The sources we use are listed on About our data in Sweden.
When you visit the pages
- Statistics without cookies. We count page views and shares on our own server. A visitor is counted once a day with a checksum of the IP address and the browser mixed with a random value that is deleted when the day ends – so nobody, ourselves included, can follow you across days or work back to your address. The IP address and the browser's name are never stored; only the country, the kind of device (phone, tablet, computer), the site you came from and the first page, totalled per day.
- Technical logs. Cloudflare, which runs the servers, processes technical data such as the IP address to deliver the pages and protect them against attacks.
- Shared resources. Some pages load the map library from cdnjs.cloudflare.com and pictures from metromode.se. Those services then see your IP address, as with any web page. Aerial photos and maps are fetched through our own server.
When you become a member
Membership is free. You sign in with your e-mail address and a button in an e-mail – no password. We process:
- your e-mail address, to send the sign-in button and recognise your account, and an encrypted checksum of it to recognise the same person coming from Metro Mode;
- your card number, tier and points (Bronze, Silver, Gold, Black), when the account was created and when you were last in;
- point events – which kind of activity earned points and when (for example that you opened VERA PI on a day, active time, that you shared or saved something);
- what you save: streets, buildings and searches with their names;
- what you fill in yourself under profile (name, role, area) – optional;
- sign-in links: the e-mail address, the time and whether the link was used. A link works for 20 minutes, once.
If you come from Metro Mode we receive a signed one-time ticket from metromode.se, valid for five minutes, with your Metro Mode member id and tier. We keep the id and the tier to link the accounts – nothing else.
The sign-in e-mails are sent through Brevo (Sendinblue SAS, France).
Ask VERA
As a member you can ask VERA PI's assistant questions. The question is sent with the page's facts to Metro Mode's server and on to our AI provider Anthropic to be answered. We never store the text of the question or the answer – only counts per day. Questions containing a Swedish personal identity number, an e-mail address or a mobile number are not sent. To stop abuse we count questions per IP address, and the address is then kept only as a checksum that is reset.
VERA PI Camera
The camera uses the phone's position and heading to find the building you are looking at. The position is used for that one answer and never stored. The camera picture is shown only on your phone and is never sent to us.
Partners
An organisation that becomes a partner gives contact details and the content it wants to show. The person who signs in for the partner does so with e-mail and a button in an e-mail.
Why we may process the data
- Contract – to give you the membership, the sign-in, the points, what you save and the answers in Ask VERA.
- Legitimate interest – for security, protection against abuse and totalled statistics on how the pages are used.
How long
The sign-in (the cookie) lasts 180 days. Your member data is kept as long as you are a member. To end the membership and have the data deleted, write to hej@verapi.se. Statistics are kept only as daily totals.
Who processes the data for us
- Cloudflare – servers, database and delivery of the pages;
- Brevo – the sign-in e-mails;
- Metro Mode – signing in with Metro Mode and the route to the AI provider in Ask VERA;
- Anthropic – the answers in Ask VERA.
Cloudflare and Anthropic are US companies. Where data is transferred outside the EU/EEA, it is done with the safeguards the General Data Protection Regulation requires, such as the European Commission's standard contractual clauses. We never sell personal data and do not use it for advertising.
Your rights
You have the right to know which data we hold about you and to get a copy, to have errors corrected, to have the data deleted, to restrict the processing, to receive it in a machine-readable format and to object to processing based on legitimate interest. Write to hej@verapi.se; we answer within one month.
If you are not satisfied you can complain to the Swedish Authority for Privacy Protection (IMY), imy.se.
Cookies and browser storage
We use no cookies for advertising or tracking and no analytics service from anyone else.
- __Host-vpim – keeps you signed in as a member. Set only when you sign in, lasts 180 days and cannot be read by scripts (HttpOnly, Secure, SameSite=Lax).
- __Host-vppart – keeps a partner signed in, for 30 days, with the same protection.
- Local storage in the browser – small settings that stay on your device: that today's points have been counted, that you declined to add VERA PI to the home screen or the language suggestion, and the map's display mode. They are never sent to us.
Signing out removes the sign-in cookie. You can also delete cookies and local storage in your browser's settings.
Terms of use
These terms apply when you use verapi.se. By using the service or becoming a member you accept them.
The service
VERA PI delivers information about homes, buildings, streets and areas in Stockholm County – the intelligence from our databases, which consist of public data and VERA PI's own data and computations. The sources are listed on About our data in Sweden.
Homes for sale are shown with the agencies' asking prices from their own listings – never sold prices or valuations. The agency's listing is what counts.
Membership, points and tiers
Membership is free. Points are given for activity on verapi.se according to the rules on Join, and a tier never drops. Benefits, discounts and offers per tier may change; what applies is on the membership page. Points have no cash value. Points gathered artificially, for example automatically, may be removed and the account may then be closed.
Ask VERA
The answers are written by an AI from the page's data and may contain errors. Always check what matters to you.

The texts, compilations, computations, VERA PI Score, maps, images and design on verapi.se belong to VERA PI Technologies or its licensors. Map data © OpenStreetMap contributors (ODbL). You are welcome to share links and share cards. Systematic copying or automated collection of the content is not allowed without our written consent.
No advice
The information is general and is not financial, legal, tax or investment advice. Do not make decisions on buying, selling or borrowing based on verapi.se alone.
Liability
The service is provided as is. VERA PI Technologies is not liable for indirect damage or losses arising from the use of the information, to the extent the law allows. This does not affect your rights as a consumer under mandatory law.
Changes
We may update the terms and the policy. The date of the latest change is shown at the top of the page.

As a consumer you may also turn to the National Board for Consumer Disputes (ARN), arn.se, and you always keep your rights under Swedish consumer law.
Disclaimer
We work to keep the information correct and current, and every fact is shown with its source and date where possible. But data can be incomplete, late or wrong at the source, and computations such as VERA PI Score, the sunlight and the medians are models – not facts about a single building.
Always check the facts with the estate agent, the housing association, Lantmäteriet and other sources before you make a decision. We are not responsible for the content of websites we link to.
