Every housing association – and the building it owns
VERA PI has placed 5 685 housing associations in Stockholm County, 4 889 of them in the City of Stockholm. Every association has its own page with the building it owns, the fee, the debt and the link to the annual report when it is on the association's own website – so far for 680 associations.

What to look for in an annual report
Metro Mode's guide for buyers. The steps follow the order you meet them in the report.
- 1The directors' report
This says what the association owns and how. Freehold or site leasehold (tomträtt) makes a big difference: the ground rent can be revised, and the fee follows. Read about major renovations done, planned or decided.
- 2The multi-year overview
Since the 2023 financial year every association must report the same key ratios. That makes them comparable, and it is where the figures on this page come from.
- 3The debt and the interest rate
High debt is not dangerous in itself, but it makes the fee sensitive to interest rates. The interest-rate sensitivity shows by how many per cent the fee would have to rise if rates went up one percentage point. Above 10 per cent is worth a question to the board.
- 4The income statement
A deficit is common because depreciation counts as a cost. Look at the savings instead: what the association has left for maintenance. Low or negative savings year after year usually mean higher fees later.
- 5The balance sheet and the notes
The notes list the loans one by one: amount, rate and when they reset. Loans due within a year reach the fee fastest. They also show the size of the maintenance fund.
- 6The auditor's report
The last page is short but important. A clean report recommends adopting the accounts and discharging the board. Any remark must always be explained.
Questions to ask
- Is the latest annual report available, and the one before it?
- When do the loans reset, and at what rate?
- What does the maintenance plan say about the next ten years?
- Has the fee been raised, or a rise decided, since the year end?
- Does the association let premises, and how long do the leases run?
